What to look for when buying a house with Solar Panels

It is commendable to see the progress that solar has made in Australia in recent years. In fact, many property sellers have installed solar systems at their properties. This increases the value of that property.

Well, buying a house with a pre-installed solar system can be a great thing but it can go south if the system is not installed properly. There is a chance that you need to replace the system within a few years or even worse- may cause safety concerns because of bad installations. It is also possible that the installed system will not meet your needs to the fullest.

So, here are a few things you should keep in mind while buying a house with solar installed.

What is the size solar power system?

It is very important to know how much electricity the solar panels generate to see whether it meets your energy requirements or not.

How old is the solar power system?

Almost half a million solar systems were installed in Australia between 2001 and 2011. That means there is a large number of systems out there that are 10 years old or more. It is good to know the age of your system to understand other aspects.

How’s the solar panel quality?

Determining the brand of solar panels can help you understand the quality. A good quality solar panel lasts longer. Once you know the brand, do review research to understand where the brand stands in the market and whether they have a physical presence to help you during warranties and other support. Know more about the popular solar panel brands in the industry.

It is also important to know the capacity of the panels installed. If the capacity is low, upgrading them may cost a lot.

How’s the solar inverter quality?

It is similar to solar inverters as is with the panels. Identifying the brand is easy as there will be a logo on the face of the inverter. Do your review research thoroughly.

The age of the inverter also plays a significant role. Inverters have a shorter life than panels. If the inverter is more than 10 years old, a replacement will be needed really soon and that’s a huge cost to bear.

Is the system installed correctly?

Even if you have all the good quality components, if the installation is not proper it could hamper your safety. You need to be sure of the installation company that installed the system to avoid any future disasters.

Does it have proper documentation and warranties?

You need to be handed over all necessary documentation that includes the safety certificates, user manual, and warranty documents.

You need to understand if the warranty is transferable to a new owner. Usually, that’s not the case.

Does it have any limits on solar export?

Sometimes there may be limitations when it comes to the export of excess electricity to the main grid. It is important to know about all these limitations before buying a house.

Does the system have an inspection history?

There needs to be a professional inspection every 5 years. So do enquire about the history of the same.
